COUNTRY GARDEN OF CHINA TO BUILD RM18 BIL WATERFFRONT PROJECT IN DANGA BAY

JOHOR BAHRU, Tues.( Dec 4 ) Country Garden Holdings Co. Ltd., one of China’s biggest property developer, has acquired 55-acres (11-hectares) of prime waterfront land in Danga Bay here for an integrated development project with a gross development value of RM18 billion.

The land purchase is the first and biggest investment to date by an investor from mainland China within Flagship “A” of Iskandar Malaysia.

Country Garden, which is one of the top 10 developers in China, was acknowledged as Forbes Asia’s FAB 30 Companies ,with an estimated market value of US$7.6bil.

It is one of China's leading integrated property developers, with businesses comprising of construction, installation, fitting, property development, property management, as well as hotel development and management.

“We are very confident and upbeat about the business outlook in Iskandar Malaysia and are very happy to be one of the first from China to invest in a big way in the southern growth corridor,” said Country Garden President and Executive Director of Country Garden Mo Bin.

He was speaking at the signing ceremony for the Sales and Purchase Agreement for the land with Iskandar Waterfront Holdings Sdn Bhd (IWH), witnessed by Prime Minister Datuk Sri Mohd Najib Tun Abdul Razak at the Danga Bay Convention Centre here today.

IWH was represented by its chairman Dato’ Dr. Haji Shahir Nasir. Also present was Johor Menteri Besar Datuk Abdul Ghani Othman

IWH, a public-private partnership involving the State and Federal governments and local investors, is the master developer of some 1,620ha (4,000-acres) of waterfront land on the eastern and western sides of the Johor Causeway.

The crown jewel of this development is Danga Bay, a burgeoning new growth Centre within the Johor Baru city centre here, where major developers like Dijaya Corp and Brunsfield Group have earmarked significant property developments.

There has also been strong interest in land acquisition here by several major Singaporean and other foreign investors because of its proximity to Singapore, good connectivity and excellent infrastructure.

“We are planning an integrated modern development with several exclusive features at this exclusive site for both Malaysian, regional and internal customers,” said Yeung.

The project, spanning three development phases, will begin with the construction of a luxury clubhouse, commercial tower, shopping mall, high-end condominium and  serviced apartment.

Country Garden’s maiden projects in Malaysia were two township developments in Kajang and Rawang in 2012. “In order to extend our property products and services to a wider range of discerning Malaysians, we have now decided to move into Iskandar Malaysia,” said Yeung.

Kimlun to launch second project in Medini Iskandar with GDV of RM420mil

KUALA LUMPUR: Kimlun Corp Bhd aims to launch its second property project in Medini Iskandar, Johor, with an estimated gross development value (GDV) of RM420mil by the end of the year.

The two-phase project will consist of about 800 units of SOHO (small office, home office) and some retails properties sited on 13.6ha of freehold land.

“We are going to launch Opus Medini Phase 1 around the end of this year and expect it to be completed by the end of 2017,” chief executive officer and executive director Sim Tian Liang told reporters after the group’s AGM yesterday.

He said the group had submitted its application to the local authority for planning approval for the phase 1.

Last year, the group launched its first property development project, known as The Hyve, in Cyberjaya Selangor.

The project comprises 804 units of SOHO and offices on 2ha of freehold land with a potential GDV of RM235mil.

“The take-up rate for our first property project in Cyberjaya is about 70%,” Sim said, adding that he expected the project to be completed by end-2015.

He added that the company was on the lookout to expand its land-bank, mainly in the Klang Valley and Johor.

The company currently has a land-bank of about 7.7ha in Medini Iskandar, Cyberjaya and Shah Alam.

On its 3.6ha in Shah Alam, which the company recently bought for about RM29mil, it plans to build bungalow units.

“It is still in the planning stage and we target to launch it in the second half of 2015,” Sim said.

Despite having simultaneous property launches, Kimlun expects its construction segment to be the main contributor to its earnings.

Up to March 31, the group’s order-book stood at RM2.06bil, of which RM1.85bil is from its construction business.

“We do not expect the dynamics of the group to change much; the construction segment would remain as the main contributor, followed by the manufacturing division,” said executive director Venessa T. F. Yam.

Meanwhile, its tender-book currently is between RM800mil and RM2bil.

Kimlun is also involved in the mass rapid transit projects in the Klang Valley and Singapore.

I saw somebody said about this:

Latest Update about GSB

Today I met OSK Iskandar Top Boss. This is the latest revelation about GSB.

Although it was rumoured that G Residence was 80% Sold.

Actual Loan Approved stands at 15%. 15% More Signed S & P Still waiting for loan approval.

The rest did not qualify for stringent loan by banks.

However, G Residence is still the better designed and priced Condo. The take up rate has been affected by loan difficulty. It will take longer time to sell. But ultimately they will all be sold one day.
